Duluth, GA Summary/Objective The Assistant Manager assists the
manager with the property's day-to-day operations, including
assisting with the competitive bidding process, meeting
preparations, work order management, research and supply
information, site inspections, and other operational duties as
assigned. Additionally, the Assist Manager manages the
Architectural Control (ACC) process for the community. Duties will
include but are not limited to preparing for and attending ACC
meetings, tracking ACC submittals to completion, performing
compliance inspections of the community, assisting members,
contractors, and builders with Architectural Control and
compliance-related questions. Duties will also include managing the
ACC file system, providing excellent written and verbal
communication skills, analytical, customer service, and
problem-solving skills to homeowners, employees, invitees, and
others. Ensures that established Covenants, Conditions and
Restrictions, ACC Guidelines, and compliance rules, regulations,
and objectives for the community are accomplished with prescribed
priorities and time limitations. They will also exercise sound,
independent judgment in carrying out overall responsibilities and
other activities as assigned.Essential Functions1. Assist Property
Manager as needed with operational duties as assigned2. Manage new
build and modification process by processing ACC Applications and
tracking new builds and modifications through final inspection.3.
Prepare ACC Agenda and minutes, schedule ACC meetings with ACC
reviewer and ACC Committee.4. Review and consult with homeowners
regarding the ACC application process and documents needed for ACC
submittals.5. Managing SmartWebs, and SmartARC submittals.6.
Communicate ACC scheduled time for review with builders and or
homeowners.7. Perform ACC and Covenant Compliance site
inspections.8. Send determination emails and letters to members,
contractors, and builders9. Manage ACC records and files (paper and
electronic)10. Schedule and respond to ACC variance requests 11.
Track and manage the return ACC deposits12. Track ACC process
through ACC software, SmartArc.13. Input violations into Smartweb
database and maintain the update the database

This job operates in a professional office environment and
frequently makes periodic rounds throughout the community's grounds
and worksite. This role also routinely uses standard office
equipment such as computers, phones, photocopiers, scanners, and
filing cabinets.Physical Demands The employee is occasionally
required to sit, climb steps, balance, stoop, kneel, crouch, or
crawl. The employee must frequently walk, drive, lift and/or move
up to 10 pounds and occasionally lift and/or move up to 25 pounds.
Specific vision abilities required by this job include close
vision, distance vision, color vision, peripheral vision, depth
perception, and the ability to adjust focus. Position Type and
Expected Hours of Work This is a full-time position, and typical
work hours and days are Monday through Friday, 8:30 a.m. to 5 p.m.
Travel Traveling is primarily local during the business day for
meetings, compliance, and site and ACC inspections. No overnight
travel is required. .
Requirements:
Required Education and Experience1. Bachelor's degree in business
administration, or an equivalent number of years of experience,
and/or five years full-time relevant experience performing project
management, administration, and project coordination
responsibilities or highly responsible work relating to tasks
assigned to this position, or any combination of education and
experience provided the required skill and knowledge for successful
performance would be qualifying. 2. Property management experience
is preferred.3. Working knowledge of Architectural, construction,
or drafting a plus!4. The ability to read architectural plans is a
plusAdditional Eligibility Qualifications1. Possession of a valid
motor vehicle license and willingness to operate motor vehicles in
